880 McAllister Freedom West - Early DB Trades

The existing 870 and 880 McAllister Street buildings will be replaced with a new seven-story building that provides 100% affordable senior housing. The 101,709 SF new construction building consists of 115-units, and supporting administrative offices, and amenities, including a roof terrace, courtyards, and a large community room. The residential units are comprised of 78 one-bedroom and 37 two-bedroom units. All Project units will be offered for-rent to senior citizens at an anticipated 60 percent area median income (“AMI”). The project incorporates approximately 8,700 square feet of usable open space for residents’ enjoyment through the two ground-floor landscaped courtyards and the roof terrace. The project includes limited corner commercial space on the ground floor, located at the corner of McAllister Street and Laguna Street. There is no onsite parking.

2901-2929 16th Street - Rehab: Electrical Engineering

Project Summary: The subject property is anticipated to go through an underground electrical service upgrade to 2,500 A with dedicated transformer. The goal is to have an electric-ready building. As a result, new 100A subpanels will be installed in each unit (63 total residential units). The house meter and 8 commercial spaces’ services are also expected to be increased.

Seeking: Complete electrical design for permit review. The design should cover the new service upgrade, the new switchgear room, the new feeders to each new subpanel (63 residential units plus 1 commercial), and to the existing commercial connections (commercial subpanels will be updated by commercial tenants at their convenience). Bidder to include all necessary scope from design until obtaining permit approval.

685 Ellis - General Contractor RFP

PROJECT DESCRIPTION:

  • 685 Ellis is a 78-unit single room occupancy building providing semi-congregate interim housing for people transitioning out of homelessness in the Tenderloin neighborhood of San Francisco. The John Stewart Company will rehabilitate this building to include 8 accessible units and convert it to permanent supportive housing. The 4,695 s.f. lot is located a short walk from Civic Center BART, a park, and a library.
  • At the completion of this RFQ process, the Developer will conditionally select a General Contractor to provide preconstruction services and negotiate a Guaranteed Maximum Price (GMP) contracts.
