What to do
1. Check if you can get a reroofing permit online
You can only get a reroofing permit online if the work:
- Does not require plans
- Does not involve replacing any structural components, such as framing or decking/sheathing
If the work requires plans or involves replacing structural components, get an over-the-counter (OTC) building permit.
2. Gather information about your roof replacement work
We will ask you for:
- Information about the building, including occupancy classification, construction type, and number of stories
- If any changes will be visible from the street (refer to examples for guidance)
- Planning Approval Letter or confirmation from SF Planning that no approval letter is required, if you are doing work on a landmark historic building
- Existing and proposed material for the roof
- Whether the roof is flat or pitched
- What else you might be replacing, such as skylights or solar panels
- Whether you will do hot work, which is any activity that creates flames, sparks, or enough heat to potentially ignite combustible materials
- Photos of the existing roof (required for landmark historic buildings)
- Information about your cool roof, for commercial buildings replacing more than half of the roof area or 2,000 sq feet
- How much street space you will need for the project, and for how long
- Valuation of the project
If you are applying on behalf of a licensed contractor and are not authorized in PermitSF, we will also ask you to upload:
- The licensed contractor's drivers' license, as a JPEG or JPG
- A completed last section of a Licensed Contractor Statement Form
3. Apply for a reroofing permit online
Use PermitSF to apply online. The application will ask you about your planned roof replacement work.
You will need to pay for your permit before it can be issued. You can pay online from your PermitSF portal, or with cash or check at the payment kiosk at the Permit Center.
Processing times
To get your permit right away for non-historic residential buildings, your name and email must have been submitted on a contractor authorization record at least two business days in advance. Otherwise your application will be processed manually.
As historic residential and commercial projects require staff review, our goal is to approve them within two business days.
4. Activate your street space permit after your reroofing permit is issued
Apply for your street space permit and get required parking signs at Public Works
The permit fee for street space is included in your reroofing permit fee.
5. Request inspections for your reroofing permit
Once your reroofing permit is issued, you will be able to request inspections online from your PermitSF dashboard in your account.
